The purpose of this virtual open house is to provide information to the public related to the proposed amendment to the Zoning Bylaw

Introduction

Wexford Development wishes to rezone the lots located at 530/534/538 West Bay Terrace and 877/879 Dunsmuir Rd. The proposed building will be a six storey, 105 unit rental apartment building. The building features a unit mix of studio, 1, 2 and 3 bedroom units.

Our vision is to build quality rental housing at market rates. These are units that we would live in ourselves and we take great pride in the quality of the building, the features and design in each unit, and the amenities provided to tenants

Parking

Wexford Developments hired Bunt & Associates to complete a parking study which supports our parking ratio of 0.83 stalls per unit. We will also have a large bicycle parking area which will include room for cargo bikes, plugins for e-bikes, a bike wash station and bike repair station. The bike room will have 127 stalls resulting in a bike parking ratio of 1.14.

Further, we have put together a comprehensive Transportation Demand Management (TDM) strategies document. The TDM strategies include substantial bike parking, a bike rebate incentive, purchasing transit passes for tenant use, and car share credits.

Note: The development statistics in the parking study reflect a previous building design. We have decreased the number of units and increased the number of parking stalls, exceeding the recommended parking ratio suggested in the report.
